5 Ways to Know If You Hired An Outstanding Realtor Vs. Mediocre

If you have your home listed to sell and you are wondering if you made the right choice in your Realtor or if you are starting to doubt he/she is doing all that can be done - ask these 5 questions.

1. Does she have the maximum pictures of your house loaded on your local MLS (Multiple Listing Service - if you didn’t know what MLS stood for you may have a mediocre Realtor! Just Saying!) Or does she only have 1-3 pictures? Has she even showed you your listing on MLS? NO?! What about showing you your competitors MLS listings? NO?! What about taking you to look at 3-5 of the homes currently active in your neighborhood to see upgrades, staging and just your competition? No?! You may have hired a mediocre Realtor. Notice in the below screen shot only 1-3 photos on the local MLS.

2. Are the pictures loaded on MLS & Flyers (what no flyers? no just listed postcards sent to neighbors? hmmmh. Might be a Mediocre Realtor) outstanding - professional or shot with a camera phone with poor lighting and terrible angles, i.e. mediocre).

When folks return license plates for new ones at the tax office, Dan asks the office to save them for him. They make a dandy roof — reflective, which is a big deal in the Texas summer sun. The beefy galvanized metal yields a 75-year roof.

A short sale is a sale of real estate in which the proceeds from selling the property will fall short of the balance of debts secured by liens against the property and the property owner cannot afford to repay the liens’ full amounts, whereby the lien holders agree to release their lien on the real estate and accept less than the amount owed on the debt. Any unpaid balance owed to the creditors is known as a deficiency. Short sale agreements do not necessarily release borrowers from their obligations to repay any deficiencies of the loans, unless specifically agreed to between the parties.

A short sale is often used as an alternative to foreclosure because it mitigates additional fees and costs to both the creditor and borrower. Both often result in a negative credit report against the property owner.

We sign up sellers with 59 Days or We Sell For Free Listing Agreements, but they must Price Correctly. If home is outdated or needs maintenance - you will need to price at the low end of the average houses sold in your neighborhood in the last 90 days. If it updated and maintained - price can be in the average range.

You need to price your home correctly, initially or you lose 2 weeks of the most buyers you will ever have. When your home hits the market for the first time you will have 2 weeks of the bulk of your buyers and then it drops off dramatically.

Many sellers want to test the market with a higher price to see if they can get it. This is a big mistake. You should price your house at the average to low end of the market if you want to sell within 30-60 days.

Gabriel Dawe created Plexis no. 19, a stunning thread installation thats beautifully spread across two balconies in the atrium of a historic villa. The early 19th century neoclassic house, called Villa Olmo, was acquired in 1924 by the municipality of Como and is now open to the public only during cultural events and art exhibitions like this.

Plexus no. 19 consists of two thread structures streamed across an upper and lower balcony that is meant to be experienced from different angles or at different times of the day. As Dawe tells us, “When the sun comes in during the morning, it is fantastic. Having those window-shaped light beams add a dimension to the installation. I always like when I get direct sunshine on them because it emphasizes the layering of the thread in very interesting ways.”

With two assistants, he constructed this installation in about a week. His greatest challenge was working to the confines of the space. “Because of the historic nature of the building, I wasn’t able to touch ceiling, walls or floors to screw in my structures,” he says. “So I resorted to fixing them to the railings, which in great measure restricted what I was able to do. In the end, it worked out pretty well; it really exceeded my expectations how well the installation inhabits the space.”
